Representing Landlords, Management Companies, and other Housing Complexes in court appearances and evictions. We've Helped 1000+ Of Landlords Get Their Tenants Evicted For Either Non-Payment of Rent Or Termination In Detroit & Surrounding Areas.
If you want to start the process of evicting a tenant in Detroit, you can serve your tenant first with an Eviction Notice (7 days or 30 days) . Depending on your situation, this notice may or may not have to include the reason or reasons for eviction:
For example, if the tenant is failing to do something—such as pay rent—the notice will have to state this and state a time and manner in which the tenant has to pay rent in order to avoid eviction. If your tenant corrects the problem, you no longer have cause for eviction. If your tenant does not remedy the problem within the time provided, you may file an complaint for eviction in court.
If the notice does not need to have a reason or reasons for the eviction—such as a 30-day notice to move out of a month-to-month tenancy—you may file an lawsuit as soon as the notice period ends.
Landlords: You must serve your tenant with 7 days notice to quit or 30 days notice to quit before you file your case in court.
** Flat fees do Not include court costs such as fees for filing the complaint, service of the complaint, certifying copies of the order for possession, and the sheriff’s fee to physically carry out the eviction. Additional potential court costs may also apply. Our Flat Fee does not cover any work or communications beyond the first court date. In cases where a final court order is not obtained at the initial court date, all subsequent work will be billed at an hourly rate.

Expert Help & Advice to Guide You Through The Tenant Eviction Process
Rent arrears are one of the most common reasons landlords and letting agents come to us to start eviction proceedings in Detroit areas. Regardless of the reasons behind the tenant not paying the rent, the spiralling rent debt can be crippling for any landlord.
Tenants who are always late paying the rent:
Tenants who are always late with the rent can put a huge strain on the landlords’ cash flow, often the landlord is unsure if he/she will be paid at all. This generally becomes the ‘norm’ until the rent becomes later and later. Early eviction is often viewed as the safest option to avoid large rent debt building up.
When tenants are causing property damage:
Landlords should generally expect the property and furniture to be looked after. If damage occurs outside the scope of general wear and tear then the landlord is right to expect this to be fixed by the tenant or the cost covered, it the tenants refuse then you may want to take action to have them evicted..

How Landlords Can Evict Bad Tenants in Detroit Michigan?
It’s important to follow the proper procedures!
Even with the best tenants, you always run into the possibility of an eviction. If you are considering an eviction, you need to know how to go about it and what to expect through the process. Before you get started, be sure to follow the laws in the State of Michigan.
Never Take Matters into Your Own Hands
Even though you may think that it will be easier to simply evict tenants without going through the necessary steps, it is illegal in Michigan to do a self-help eviction. You must follow the rules and regulations in Michigan otherwise you may get sued by your tenant.
Below some examples of things you cannot do without going through the proper legal steps include:
removing the tenant from the property by force;
removing the belongings of your tenants from the property;
changing the locks on the home and essentially locking them out of the property;
turning off any essential utilities to the property such as water, gas, and electric; and
harass the tenants as a way to make them leave the property.
You will need to go through with the eviction process in order to remove the tenants from your property even if you think it may be easier and faster to do things without following the rule
